What are Coastal Crest's property management fees?+
Coastal Crest's management fee typically starts at 5% of gross collected rent. We don't mark up maintenance or materials — owners pay the vendor's actual invoice.
Where is Coastal Crest located, and what areas do you serve?+
Our office is at 12925 Riverside Dr, Sherman Oaks, CA 91423. We manage rental properties across Los Angeles, including Sherman Oaks, Studio City, North Hollywood, Van Nuys, Woodland Hills, Reseda and the rest of the San Fernando Valley.
How is maintenance handled?+
Every 250 units has one dedicated maintenance coordinator whose only job is maintenance. Tenants submit requests through our portal, every request is logged and tracked until the work is verified complete, standard work orders are typically addressed within 48 hours, and emergencies are handled right away.
Do you offer a trial period?+
Yes. For new purchases and new construction, we offer a 3-month trial with no long-term commitment and no onboarding fee.
How quickly do you fill vacancies?+
It depends on pricing and market conditions. We price each unit against current listings nearby, market it widely, and respond to inquiries quickly to keep vacancy short.
What is your tenant screening process?+
We review credit, income, rental history, and overall application strength to place qualified, reliable tenants.
Do you handle Los Angeles rent control and eviction rules?+
Yes. We keep rent increases, notices, renewals and security deposits within the City of Los Angeles Rent Stabilization Ordinance (RSO), the Just Cause Ordinance, and California's AB 1482 and AB 12 rules.
