Lease Renewal Season: How LA Owners Keep Good Tenants Through Winter

Winter is the slowest leasing season in Los Angeles. Fewer people move between November and February, so a unit that turns over in December can sit empty longer than the same unit in June. That makes fall the most important time of year to renew good tenants.
The math: a vacancy costs more than a raise earns
With average LA rents near $2,900 a month, an empty unit loses about $95 a day before cleaning, paint, and marketing. As our 2026 LA market analysis shows, one vacant month can erase more than a decade of small rent increases. Keeping a reliable tenant is usually the highest-return decision an owner makes.
Know the notice rules before you send anything
Under California Civil Code 827, a month-to-month increase of 10% or less needs at least 30 days' written notice, and more than 10% needs 90 days. Rent-stabilized (RSO) units are limited to the city's allowed increase, and many other units fall under the state AB 1482 cap. Our LA rental laws guide covers which rules apply to your building.
A renewal timeline that works
- 90 days out: review payment history, maintenance requests, and current comparable rents.
- 75 days out: reach out personally and ask whether the tenant plans to stay and whether anything needs fixing.
- 60 days out: send a clear written offer with the new rent and lease term.
- 30 days out: follow up, sign, and schedule any promised repairs.
What actually makes tenants stay
Tenants rarely leave over a modest, fair increase. They leave when requests go unanswered. Fast maintenance and steady communication do more for renewals than any discount. Price from current nearby listings, not last year's number, and offer a longer lease term when it helps both sides.
How Coastal Crest handles renewals
We start every renewal early, price it from live comparables, and back it with one maintenance coordinator per 250 units so tenants see their requests resolved. Turnover is one of the biggest hidden costs of owning in LA. See our Los Angeles property management services.
