October Rainy-Season Checklist for Los Angeles Rental Owners

Los Angeles gets most of its rain between November and March, and the first real storm usually finds every clogged drain and cracked seal at once. October is the month to fix them, while vendors still have open schedules and repairs cost less than emergency calls.

California law also expects it: Civil Code 1941.1 lists effective waterproofing and weather protection of the roof and exterior walls as a basic habitability requirement. Here is the checklist Coastal Crest works through on the properties we manage.

1. Roof and flashing

Have the roof inspected for lifted shingles, cracked membranes, and gaps around vents, skylights, and HVAC curbs. Small flashing repairs in October prevent ceiling stains, damaged drywall, and displaced tenants in January.

2. Gutters, downspouts, and roof drains

A summer of leaves, palm fronds, and dust settles in gutters and flat-roof scuppers. Clear them, confirm downspouts discharge away from the foundation, and test area drains in courtyards and parking areas.

3. Windows, doors, and balconies

Check caulking and weatherstripping, and make sure balcony and patio drains are open. Water intrusion around sliding doors is one of the most common rainy-season tenant requests in LA apartments.

4. Mold and moisture prevention

Confirm bathroom exhaust fans work and look under sinks for slow leaks. Tell tenants how to report moisture early. A same-day response to a damp-spot report is far cheaper than mold remediation later.

5. Santa Ana wind and fire season

October is also peak Santa Ana season. Trim dead branches away from roofs and power lines, clear dry brush, secure loose rooftop items, and test smoke and carbon monoxide detectors in every unit.

6. Tell tenants what to expect

Send a short notice before inspections, explain how to report a leak, and share the after-hours number. Good communication turns a storm into a work order instead of a complaint.

How Coastal Crest handles it

Every finding goes into one tracked work order, with one maintenance coordinator per 250 units following it through to verified completion. Delayed repairs are one of the hidden costs of self-managing, and habitability is part of the LA rental rules owners must follow. Learn more about our Los Angeles property management.
